Cool on Claygate

This home in Claygate Road, Hamilton Hill is not for me—just looking at the work needed to finish it made me tired.

But for a young couple with lots more oomph than this weary woman possesses, what a fantastic buy (anyone with a modicum of home handiness about themselves will drool).

This 1960s home has beautiful bones and big rooms on which to create the perfect family home.

It’s perfectly liveable as is: The extensive living/ kitchen/ dining area is a delight just as it is, looking out across the Beeliar Regional Park, the floors a gorgeous marry: rich golden brown, with interesting textures in a brown so dark it looks black.

Acres of while caesar tone benches in the kitchen, along with soft-close drawers, a double pantry and a huge six-burner stove top of the spacious kitchen ensure a lifetime of great meals.

Three of the four bedrooms are in the original section of the home, all doubles, one semi-ensuite.

The front yard needs some work, including a new ramp/ stairs to the terraced entrance patio, but it’s out the back where you realise you’ve really got to roll up the sleeves.

Because things get interesting when you head into the huge extension that will ultimately house a massive main bedroom, ensuite, dressing room and office/study.

I say ultimately because it’s only half-finished.

The shell is complete and watertight but the interior walls are still just timber struts waiting for cladding and plumbing.

Complete, the bedroom will be a terrific space, with a huge window overlooking the pool, and a door to a veritable wilderness of a rear garden—a limestone slope leading to a rickety gate onto the A-class reserve.

A spacious sheltered courtyard off the kitchen is reminiscent of a Mexican cantina, with a cute limestone barbecue kitchen, while the terrace above is more Bali with a limestone pool cabana to kick back and enjoy a bevy or two on those (hopefully) fast-approaching hot summer nights.

Encircled by Beeliar Reserve, and a stone’s throw from the delightful Manning Park, this will be a great family home when finished.

Dust off the toolkit, move in and get dirty.
