WITH no gas or electricity bills to pay, could this energy-neutral Hamilton Hill home be the future of residential housing?

This four bedroom four bathroom abode is the latest from Andy Zubowiicz, an innovative builder whose recent ‘green’ constructions in Greater Fremantle have been snapped up for top prices.

His latest build has no gas or aircon and he claims all your electricity needs are covered by a 6.1kw solar system, with electricity sold back to the grid offsetting any bills.

Cutting edge insulation and double glazing ensure there’s no need for air con, and hot water pipes running under the floor mean you’re nice and snug in winter, creating a ‘low allergy’ environment.

There’s also a deep water bore in the garden, so your water bills will be minimal.

If all that wasn’t enough, there’s a solar-heated lap pool, meaning you can have your cake and eat it.

But what’s the actual house like? Is it homely or a cold sustainable experiment?

Split over three levels, it employs limestone and exposed brick work to great effect, with the large floor tiles adding to the clean and stylish finish.

There’s a void above the kitchen in the main open plan living area, enhancing the sense of space and brightness.

In fact, everything feels very light and airy, thanks to the numerous windows and creative design.

On the ground floor are two spacious, semi-ensuite bedrooms with built-in wardrobes.

From here you can access the large carport and laundry room.

This house is full of surprises and I love the sauna tucked away in the loft, which has amazing views of the surrounding bushland.

I could imagine going up here in winter and enjoying a steamy sauna as I look out over Greater Fremantle in the nude.

The loft also has a full-size bathroom with shower and seperate bath, and plenty of storage space.

Not only does the house have green credentials, but it is high up on a limestone ridge on a nature reserve with great vistas of the surrounding bush.
